Merrill, Lincoln County Home Values Continue to Rise
Home values in Merrill and throughout Lincoln County continue to show year-over-year growth, according to recent real-estate data. Zillow reports the typical home value in Merrill is $227,366, up 6.6% over the past year. Across Lincoln County, the typical home value is approximately $248,000, representing a 6.2% increase from a year ago.
Recent property-transfer data provide another point of comparison. In Marathon County, the median sale price for August is currently $271,250.
The figures indicate continued strength in the north-central Wisconsin housing market, although the numbers should be viewed in context because they don’t all measure exactly the same thing.
What the Numbers Mean
Merrill and Lincoln County:
The figures from Zillow represent typical home values, which are estimates of the value of homes in the market. They are not necessarily the prices at which homes are actually selling.
Marathon County:
The $271,250 figure is a median sale price, meaning half of the homes that sold during the reporting period sold for more than that amount, while half sold for less.
Because a typical home value and a median sale price are calculated differently, the three figures shouldn’t be viewed as a direct apples-to-apples comparison. What can be compared more directly is the year-over-year trend: both Merrill and Lincoln County are showing increases in typical home values compared with a year ago.
